There Are Posted Holiday Minimum Nights & Holiday Premiums Required. {Please note that due to the EXTREMELY high volume of holiday inquiries received, those for less than the posted Holiday Minimum Nights are considered generic and deleted with no reply}: This tropical 4 bedroom/2 bathroom oasis is nestled in Royal Palm Isles, the lovely and safe Oakland Park enclave of Fort Lauderdale. It is the only neighborhood that has multiple parks (Easterlin County Park/Royal Palm Park/Stunson Nature Trail/Bark Park/Wag Dog Park) within walking distance, while downtown Fort Lauderdale and the beach are just minutes away by vehicle!* There are many perks throughout this updated home, including a beautiful kitchen featuring stainless steel appliances and quartz countertops with a tasteful backsplash. The custom-made pantry room provides abundant storage areas. An open and spacious floor plan allows the kitchen, dining, and poolside den to all overlook the tranquil canal, lush landscaping, large/heated/saltwater swimming pool, and adjoining hot tub. The pool {heated November to May with no fee} is set at a very comfortable 88 degrees, not in the low-to-mid 80's like most others ~ always ask before renting a place or your kids may refuse to get in the water! The back yard is completely fenced to keep any pooches secure in a safe environment. Its manicured front yard can be enjoyed for outdoor games {provided}, etc. The hot tub sports numerous therapeutic jet cycles. The pool and hot tub have 3 color-changing LED lights! Fun flotation devices, rafts, water toys, lounge chairs, beach chairs, beach towels, and beach bags are all provided. The pool deck boasts a spacious dining table with chairs, a Weber charcoal grill, and an outdoor shower. There are 5 flat-screen Roku televisions with 294 Dish satellite channels at the home. {Premium and streaming channels available with your subscription}. The property also provides free WiFi {Xfinity's "Fast" plan with a 500 Mbps download speed} throughout it. This home has a completely fenced back yard and is on a dead-end street with minimal traffic. Best of all, both the pool and hot tub are for private use only ~ NO "community" sharing with strangers! Plus, all the bedrooms and bathrooms have door locks for complete privacy. The primary bedroom has an en-suite and is on the opposite side of the house from the other bedrooms. All bed sizes are indicated in the bedroom photographs. A total of 5 luggage racks are provided in the bedroom closets. The fully-equipped kitchen offers filtered water/ice, a dishwasher, disposal, microwave, toaster, blender, hand mixer, pancake griddle, George Foreman grill, air fryer, tea kettle, coffee maker, wine chiller/refrigerator, dishes, utensils, pots and pans, bake ware, assorted spices, cook books, etc. Additionally, there is a laundry room with a full-size washer/dryer, laundry hampers, iron/ironing board, sewing kit, hair dryers, 6 ceiling fans, basic office supplies, first aid kit, pool alarm {with guest set-up}, high chair, baby bath, toys, books, indoor/outdoor games, volleyball {for nearby/sandy/lakeside volleyball court}, and fishing poles. The property has been newly-painted throughout, and its spacious driveway can comfortably accommodate up to 3 vehicles. If you do not see a particular amenity posted above and it is not mentioned within the listing or pictured, it is NOT available at this property. For obvious privacy/security/safety reasons, we never disclose the property's street number to strangers over the Internet and/or schedule private interior showings. Be assured that the posted photographs are accurate, although may not reflect recent improvements. The full address is, of course, specified on the rental agreement. Please look up distances to points of personal interest {beaches, restaurants, attractions, airports, cruise ship ports, etc.} from the above neighborhood. Please Note: This is a privately owned and managed home. It is not a condominium or apartment governed by HOA rules that strictly prohibit short-term renting. Private homes and villas in Florida subdivisions are also governed by HOA rules that strictly prohibit renting for less than 30 days. Also, some entire towns prohibit ALL short-term rentals. This property is NOT located in a subdivision and/or prohibited from renting short-term. There is a zero chance that you will be reported by a neighbor, visited by a code enforcement officer, and immediately evicted for renting our home illegally. We are LICENSED {all 5 required/current permit numbers available upon request} and fully-regulated by the City of Oakland Park/County of Broward/State of Florida/Department of Business & Professional Regulation. If an owner or manager asks you to pretend that you are a "friend" or "relative" while renting, walk away before you pay anything and find a LEGAL rental. This is for your own protection. Due to time constraints, frivolous inquiries ~ generic, those with no message, those that request information already posted, and those that request a "quote" or a "total" {just multiply the number of nights by the posted rate, add the posted cleaning charge, add the posted refundable damage deposit, add the posted/applicable holiday premium/dog fee, and deduct the posted/applicable discount} are deleted. All posted reservation costs are clearly detailed on an Invoice for guests to review PRIOR to paying AFTER they advise us that they are ready to book. HOLIDAY MINIMUM NIGHTS: There is a 4 NIGHT MINIMUM if Easter or a Federal holiday {when banks/post offices are closed; look up if unsure} is included, even on check-out day. There is a 6 NIGHT MINIMUM if THANKSGIVING is included, even on check-out day, and there is a 6 NIGHT MINIMUM from DECEMBER 22ND through DECEMBER 31ST. Holiday Minimum Nights are non-negotiable. Please note that due to the EXTREMELY high volume of holiday inquiries received, those for less than the posted Holiday Minimum Nights are considered generic and deleted. HOLIDAY PREMIUMS: We add $50 {$100 if BOTH Christmas Eve or Day and New Year's Eve or Day are included} to EACH night of the reservation if it includes, INCLUDING check-out day, ANY Federal holiday {see above} or Popular holiday. Popular holidays include Valentine's Day {$100 if BOTH Valentine's Day and President's Day are included}, St. Patrick's Day, Easter, Mother's Day, etc. Again, this is for "EACH night of the reservation", NOT just the holidays. The above Holiday Premiums also apply if the reservation is part of a HOLIDAY WEEKEND whether the actual holiday is included or not. Holiday Premiums are also Non-Negotiable but are waived on reservations of 28 nights or more. BOOKING FEES: Unlike large vacation rental sites, we do not charge any "Booking Fee" or "Service Fee" when booking directly through us with {FDIC insured} ZellePay. There is no "middle man" that requires a ridiculous commission! {Please see below for additional details}. CLEANING CHARGE: There is a standard departure Cleaning Charge of $200 {recently increased in order to retain 5⭐️ rated cleaners} added to each reservation for this spacious 4 bedroom/2 bathroom property. ALL vacation rentals have a cleaning charge in addition to their posted rates. PET FEE: Dogs Only Allowed. MUST Be Completely House-Broken, Totally Flea-Free, Very Well-Behaved {No Outdoor Barking}, & Crated When Left Alone If Necessary. Non-Refundable Flat $50 Fee Per Dog. There is No Limit on the Amount of Dogs, the Size of Dogs, the Weight of Dogs, or the Breed of Dogs. Please Disclose if You Will Have a Dog{s} When You Submit Your Initial Inquiry. An Additional $50 Fee Will Apply if the Rental Agreement Needs to be Re-Drafted to Include Any Dogs After the Booking has been Made. TAX: 13% ~ Florida owners/managers who do not charge this mandatory county and state total tax are NOT licensed or regulated! REFUNDABLE DAMAGE DEPOSIT: 25% of the base rental amount or $250, whichever is greater {double for guests who reside outside the continental United States} ~ not to exceed $1,000. Collecting a damage deposit is standard policy of virtually all PayPal and ZellePay rental merchants since, as further explained below, we do not obtain our guests' confidential account information as collateral. PAYMENT: To keep our rates competitive, we must keep our administrative costs low. Therefore, the full rental amount is due in U.S. funds only to confirm reservations less than 28 nights. Longer reservations require 25% of the full rental amount to confirm with the remainder due 30 days or more prior to the arrival date. In addition to providing proof of ownership and valid/current licensing, a private interior/exterior tour of the property can be arranged prior to paying for serious inquiries of 28 nights or more. PAYMENT OPTIONS: Due to popular demand, we accept 3 convenient payment options ~ all major Credit Cards via PayPal {3% to guest but still MUCH cheaper than the 15% average vacation rental platforms charge}, ZellePay {FREE to guest}, and bank transfer. Unlike vacation rental platforms and management companies, we {merchant} never obtain the guest's credit card OR bank account information so cannot charge any booking/service fees and have unlimited access to make unauthorized charges to their account. Additionally, all merchants are thoroughly and regularly vetted for ultimate safety/security. Please Note: Due to rampant credit card fraud, ZellePay and bank transfer are the only payment options offered for reservations 5 days or less away. Sorry ~ no exceptions. DISCOUNTS: Our best rates are those posted and are FIRM. As a 5⭐️ rated property, we do not offer any "last minute" deals or specials. However, we provide a 15% discount on reservations of 28 nights or more, a 10% discount on reservations of 14 nights or more, and a 5% discount on reservations of 7 nights or more! {Discounts invalid if a Federal holiday is included, even on check-out day, for reservations of 14 nights or less}. Any other rate reduction requests are considered generic and deleted/blocked. Accordingly, we kindly ask all travelers to please respect our very competitive posted rates. OCCUPANCY: The non-negotiable posted 8 person maximum that this property sleeps/allows {per fire code} obviously includes children of ALL ages. If your group will exceed this limit, you will need to book a different property or book an additional property. An extra charge per person will apply if the total amount of persons stated on the original inquiry form is increased after the reservation has been accepted and paid. SIGNED RENTAL AGREEMENT: It must be properly executed by the primary guest only and returned within 48-hours of being sent, or reservation will be automatically canceled with no notice. The primary/paying/non third-party guest who signs the rental agreement {current physical address required for it} must be at least 25 years of age {proof required via valid/current government-issued photo ID; passport/visa for non-U.S. citizens}, or reservation will be automatically canceled with no notice. Please be aware that, for obvious reasons, we reserve the right to decline reservations from guests with poor language/communication/reading skills. Parking on the grass or on the street is also not allowed. Wheelchair Accessibility ~ The entire house is conveniently on one level. However, it does not have a walk-in bathtub or a roll-in shower. Therefore, this property is NOT officially wheelchair accessible. CHECK-IN {self, via front door code} is 4:00 P.M. Eastern Time or later ~ never earlier as a courtesy to our excellent cleaning staff ~ and check-out is 11:00 A.M. Eastern Time, OR guest can choose a 6:00 P.M. check-in and a 1:00 P.M. check-out. The later option must be chosen BEFORE the rental agreement is drafted. Please be aware that this property has regular/complete/professional exterminating service. However, since it is ground-level surrounded by abundant vegetation and located on the water in the hot/humid South Florida tropics with frequent rainfall, a bug may slip in one of the doors ~ particularly when there are several people constantly in and out of the property. Ducks in the pool and friendly, colorful iguanas and are also occasional visitors. If there is a chance this may be a problem for you and/or any of your housemates, we kindly suggest booking upper-floor hotel rooms instead. {Be sure to check the hotel reviews before booking, as most are currently experiencing a severe housekeeping shortage}.
